MEP Design & Build services were delivered at the purpose-built Ged Mason Building. The project formed part of the £50m transformation of the Royal College Manchester, and met DfE standards and Net Zero Carbon targets.

The building provides a modern learning environment. It was designed to support 16–25-year-olds with complex disabilities and communication needs. The facility delivers high-quality, independent specialist college provision.

The 5,000m² college includes purpose-designed classrooms and specialist leisure facilities. These include rebound therapy rooms and a sensory theatre. The development also features a new sports hall and fitness suite. Flexible multi-purpose spaces support staff training, fitness classes, and community use. Former Ancoats Dispensary, Manchester

The Grade II listed Dispensary opened in 1874 to provide healthcare for the local community. It served the area for over a century before closing in 1989.

Developers proposed redevelopment in the 2000s, but the plans fell through. Demolition proposals followed and triggered significant public opposition. In response, local stakeholders formed The Ancoats Dispensary Trust.

The Council took ownership of the building in 2018. In 2021, it partnered with Great Places to bring forward redevelopment proposals. The scheme will deliver 39 new affordable homes.

The design team retained the Grade II listed façades to preserve the building’s historic character. The works also included reconstruction of the tower and new-build elements to the rear.
