Our comprehensive Facilities Maintenance service facilities covers all aspects of building services planned and reactive maintenance.

A fully accessible database portal is maintained for our clients to enable online booking and management access for progress and completion, via our Helpdesk facility.
Our Facilities Maintenance Division provides post completion capital works planned maintenance for works completed by our MEP contracting division or can provide a standalone service for clients requiring a direct PPM process for their buildings.

West Lancashire Group FM Division can provide this service for both Domestic & Commercial clients.  Usually, fixed wire tests are due between 1-5 years depending on the type of organisation or sector our clients belong in.  For more information on your company’s requirements please do not hesitate to contact us.

Periodic Fixed Wire Testing & Inspections were previously known as the Electrical Inspection & Condition Report (EICR).  These tests through a visual & physical process will ensure that your electrical installation is safe & compliant with the Electricity at Work Regulations.

Upon arrival our engineers will liaise directly with your appointed contact on site to minimise any disruption to your business and they will provide feedback throughout the testing period to this contact.  Once testing has been completed by the engineer they will generate a report to show whether the testing process is Satisfactory or Unsatisfactory.  These results of which will then be sent back to our head office to be compiled, verified and then certificated ready to be issued to our client.

Unfortunately, over time electrical items can become damaged or faulty.  It’s at this point where our engineers will suggest any Electrical Remedial Works to fix any of these issues to enable West Lancashire Group FM Division to issue our clients with a “Satisfactory” result on your test certificates.

BS 5839 recommends that a fire alarm system should be inspected by a competent person at least every 6 months.

Keeping up to date with your Fire Alarm servicing is important for many reasons with the 2 main categories as follows:

  1. To alert occupants in the event of fire and so prevent loss of life
  2. To prevent false alarms

Whilst the 1st reason may seem obvious, the 2nd reason is less well known.

The fact is that false alarms account for a huge number of fire brigade call-outs.  This incurs a lot of expense and more importantly, could mean that the fire brigade is otherwise occupied when a real emergency arises.

The fire brigade has now imposed charges for call-outs at premises which have a high number of false alarms.

Following the installation of your fire alarm system it can develop faults and this can be caused by issues such as a collection of dirt and dust, loss of battery life or general faults.

West Lancashire Group FM will visit our clients every 6 months to test your Fire Alarm System in its entirety covering the main panel, batteries, heat and smoke detectors, break-glass units, interfaces and beacons/sounders.  For each maintenance visit we undertake our clients will receive a full maintenance & testing certificate to prove safety and compliance.

All emergency lighting systems are required to be regularly tested and inspected to ensure correct operation and specifically the need to operate in an emergency situation.  It is becoming more common that emergency lighting is seen by some parties as a “Fit and Forget” product.  Because of this negligence towards the system it should not be a surprise when the emergency lighting fails to operate.

Unfortunately, the implications of any failure of the emergency lighting could be catastrophic, effecting the lives of people within the building.  Through a routine maintenance contract with West Lancashire Group FM, we can mitigate your risk and your legal obligations by completion of these tests with a formal release of the required certification.

The Electricity at Work Regulations place a legal responsibility on employers to provide a safe working environment for their employees.  To minimise the risk of accident and fire we offer a Portable Appliance Test to test any moveable appliance that connects to a power source via a plug and socket.

Our engineers will liaise whilst on site with your appointed contact while they test all of your portable appliances to ensure they comply with testing standards.  Many of the problems that occur on site will be solved immediately by our engineers Free of Charge, these can include… supplying fuses, installing new pin plugs and remaking/rewiring old appliances or plugs.

Our engineers whilst on site will create an asset list for you with each passed appliance having been tagged with a unique numbered label.  This enables our clients to keep track of all items tested within the company from test to test.  This asset list will then be sent to our head office to be verified and certificated ready to be issued to the client.

Leading electrical associations recommend that portable appliances are tested on an annual basis to minimise the risk of accident of fire.  This will increase the safety of your business and reduce the risk of danger to your employees & visitors.

During the Fixed Wire Testing & Electrical Inspection if West Lancashire Group FM Division are unable to issue a “Satisfactory” result from our testing, then we are able to offer our clients our remedial service.  Our Electrical Remedial Works will address any issues that have been highlighted from the test results with our main goal to turn the “Unsatisfactory” test result into a “Satisfactory
